What clients ask first.

How long does a typical villa take from first meeting to handover?
For a new-build villa around 600–900 m², we plan for 14–18 months total: 3–4 months in design and permitting, 10–14 months on site. Renovations vary more — a full home rebuild typically runs 8–12 months, an interior-only refresh 4–6 months. We commit to the schedule in writing once the design is signed.
How is your pricing structured? When does it become fixed?
During schematic design we work on an hourly retainer (refundable against the build). Once you approve the design and finishes, we issue a fixed-price contract for the full design + build scope. The only things that can change the number after that are scope changes you initiate or unforeseen ground conditions — both are documented and pre-approved.
Do you handle municipality permits and approvals?
Yes. End to end. From municipality submission to MEW connections to Civil Defense to the final completion certificate. You sign the documents we hand you; we manage the queues and follow-ups.
Can we use our own architect or contractor for parts of the project?
We work in two modes: full design + build (recommended), or build-only against drawings you bring us. We don't take on partial-design hybrid roles — they're the structure that creates the gap we exist to close. If you have plans you love, we'll happily review them and quote a build-only contract.
What warranty do you provide after handover?
10 years on structure. 5 years on plumbing and electrical systems. 2 years on waterproofing. 1 year on finishes and fittings. All in writing, all transferable to a future buyer. Plus a 14-day defects sweep at handover and a 90-day check-in visit.
